Regardless of whether you are a real estate professional, occupier, owner, developer or investor, the impact of Real Estate Investment Trusts (REITs) on the real estate industry cannot be ignored. This course is designed to provide a broad understanding of REITs. Beginning with an overview and history of REIT structures in the U.S. (where REITs were initially formed in 1960 and probably have the most structured alternatives), the course then continues to provide an overview of various other global REIT structures in a comparative format. The course discussion compares REITs to other investment structures in the capital markets identifying any correlation.

Once this overview is provided, the course delves into the details of structuring, underwriting and valuing a REIT. We discuss common financial metrics used to analyse REITs for debt underwriting and principal investment, as well as methods to determine REIT valuations. Motivations and considerations for choosing different REIT structures will be discussed. Case studies and class exercises will proliferate throughout the course.

Stephen P. Peca

The course instructor has extensive professional experience ranging from banking and finance to capital markets, private equity, project management, risk management and executive education.

Stephen formed and is managing director of Concourse Realty Group which provides transaction, asset and portfolio strategy and management business solutions, along with equity investment services, to owners, investors and lenders of commercial real estate, infrastructure and alternative energy projects in the U.S. and internationally. Additionally, Stephen pursues a related business venture focused on start-up and growth company services, Windy Acres Capital & Advisory; both companies operate under SPP Holdings.

Stephen was a Director with Moody’s Analytics, Inc. and was the firm’s commercial real estate and project finance subject matter expert providing consulting services and executive education to global clients. Previously, Stephen was with Fleet Securities, Inc. where he established a loan sales and trading business for the bank. Stephen spent time at The Fuji Bank, Limited where he was a corporate relationship manager originating and managing a global loan and commitment portfolio where he gained extensive experience arranging international and cross border loans, project finance, real estate and other financial structures totalling well over USD100 billion.

Before joining the Fuji Bank, Limited, Stephen was Vice President of Accounting, Finance and Administration (CFO) for The Tucker Companies, Inc., a regional real estate developer and property investor. He began his career at Urban Investment & Development Co., a national real estate developer, manager and investor.

Stephen has a Certificate in Advanced Management from the University of Chicago, a Certificate of Effective Project Management for Building Design and Construction and a Certificate in the Executive Management Series in Real Estate Development both from the University of Wisconsin – Madison, and a BBA in Public Accounting from Loyola University Chicago. He is a Chartered Management Consultancy Surveyor and a Certified Public Accountant.

He has received the New York University Award for Outstanding Service and is a Member of the Royal Institution of Chartered Surveyors. Stephen is also a member of CoreNet Global, the Asset Management Roundtable, the Investment Management and Hedge Fund Roundtable and is Co-Chair of the Real Estate Group as well as Co-Chair of the Private Equity Group of the Financial Executives Networking Group.

Stephen’s book, Real Estate Development and Investment: A Comprehensive Approach, has been adopted by numerous universities and industry professionals globally.



Central Dubai Hotel

This programme takes place on a non-residential basis at a central Dubai hotel. Non-residential course fees include training facilities, documentation, lunches and refreshments for the duration of the programme. Delegates are responsible for arranging their own accommodation, however, a list of convenient hotels (many at specially negotiated rates) is available upon registration.
